It has now been 6 months since the Renting Homes (Wales) Act 2016 came into force and the time-limits affecting the terms of existing ASTs on Welsh properties has now come to an end.
In particular, landlords should be mindful that the 6 months to provide the written statement of terms in line with the legislation has now expired and if this has not been provided to the contract holder, ‘no fault’ notices cannot be issued. For any written statements issued out of time – there is a 6 month wait before a ‘no fault’ notice can then be used.
In addition, the no fault 2-month notice period for contract holders under an existing AST has now come to an end. Contract holders now require 6 months’ notice, in line with occupation contracts beginning after the introduction of the legislation.
